If you’re a business owner, you could just find the perfect location to set up shop in, yet find that the space that’s available doesn’t quite suit your needs. In this instance, a
tenant build out might be the solution to your dilemma. A tenant build out involves a renter finishing commercial space to his exact specifications, subject to limitations set forth by the property owner. When electing to go this route, here are a few questions you should ask in order to ensure it is the right move to make.
What are my limitations?
This is probably the most important question you can ask, because you don’t want to begin a project only to find out it’s something the owner will not allow. In fact, it can be a good idea to have your design plan approved before you even begin renovation in order to eliminate this possibility.
Who will oversee the work?
If it’s your design, you may naturally assume that you will be in charge of managing contractors. The owner of the property may have other ideas, so it’s best that the two of you come to some sort of mutual agreement if you are to prevent strained relationships.
What happens when I vacate the premises?
This is important information to know, particularly if you only plan to sign a short-term lease. Know up front what if any fixtures you will be required to remove, and if there are any you will be required to leave in place. You should also find out who will pay for cleaning and paint crews or the removal of rubbish.
When will rent payments begin?
This term is usually negotiable in a lease, and will depend on the extent of the work being performed. Be sure you know when your first payment is due to avoid being evicted before your project is even completed.
