How to Choose the Right Neighborhood for Your Family
Wednesday, July 29th, 2015
Whether you are young newlyweds preparing for the future or a middle-aged couple raising three teenagers, choosing the right neighborhood for your family is an important step when building or buying a home. From property taxes to your daily commute, there are many things that affect whether that potential neighborhood is a good fit for your family’s lifestyle.
Wellington Chase residents faced this same challenge before they chose to build their homes in the Wellington Chase subdivision. Here are five things they considered (and what you should consider too!) before making that final decision:
Property Value
A new home is a huge investment and its location plays a large role in calculating its property value. When looking to build or purchase a home, consider how your new neighborhood will affect its worth. According to
Business Insider, high property taxes and For Rent signs are two symptoms of an unhealthy neighborhood. For more hints of declining property value, read the rest of their
article.
As Hardin Valley continues to grow in popularity, the demand for a piece of the pie is increasing both commercial and residential property values. Wellington Chase homes are all brick homes and have a quality finish. They range from $300-400K in value, depending upon the homeowners’ custom preferences.
Convenience
The location of your neighborhood in regards to community amenities (such as grocery stores, restaurants, shopping centers, hospitals, airports, etc.) will determine how you live your life on a day-to-day basis. Ask yourself which of these amenities are most important to you and what is the maximum distance you can live away from them and still be comfortable. Use your answers to draw the boundaries of your neighborhood search.

Crime Rate
Neighborhood safety is essential to healthy living, especially when raising a family. Before you sign a lease, search online for a neighborhood crime report, check the paper for a listing of recent crimes in the area, ask your potential neighbors for their opinions, and talk to the local police department.
Neighborhood Scout is an excellent online tool that calculates a neighborhood’s crime rate and compares it to its city and state’s crime statistics. See how Wellington Chase’s results

Schools
Local school ratings are one of the first things parents investigate when shopping for a good neighborhood for their children. Quality education and a nurturing environment are crucial when raising a family. The schools a child attends throughout his lifetime influence the way he interacts with peers and authority figures, his perception of knowledge and success, and even his values and beliefs.
Wellington Chase is located in the
Knox County Schools (KCS) district, which provides sound education through a “grounding in the arts as well as basic core subjects, KCS also offers a secondary curriculum which provides opportunities for students in college preparation, the arts, and a wide variety of vocational subject areas. Check out this
map of public and private schools in the area.
Amenities
The amenities a neighborhood offers greatly depend on the neighborhood’s location, its demographic, and the demand of their residents. Some offer gated and maintenance-free living, a private pool and clubhouse, a playground and a basketball court, or just sidewalks and street lights. After thinking about what neighborhood amenities you can and can’t live without, consider the Homeowner’s Association (HOA) fee to determine if they’re worth the cost.
Wellington Chase offers low-maintenance living with lawn care included in the annual HOA fee.
