Good Design Is in the Details: From Foundation to Roofing, a Sequoyah Gardens Custom Update

On January 1st, we began a custom home build in Sequoyah Gardens. The homeowners really liked the look of an old English cottage with painted aged brick, high roof lines, and dark accents. In order to make sure their vision was met, we coordinated with an architect to develop the floor plan, which was based off a prior plan the homeowners really liked. Our designer also worked closely with both the architect and the homeowners to ensure we achieved the look they wanted. At the end of this process, we had a rendering, which is pictured below.
Setting a solid foundation is the most important part of the construction process. Bringing the house out of the ground takes a lot of experience and planning. After multiple meetings, elevation-grade studies, the house seat was cut. We then dug and poured the footers and set a block foundation. Once the block was laid, we were ready to start framing the floor system. TJI floor joists were used with AvanTech installed as our subfloor. Afterwards, we were ready to stand up the walls.
Framing is crucial for both structural and aesthetic reasons. With our team, nothing goes unnoticed. To ensure the home would be structurally sound, we consulted with architects and engineers for truss designs, load calculations, and framing details. After the frames went up, our experienced field team checked the structural and aesthetic qualities throughout to make sure the walls and ceiling were a sturdy, beautiful finished product. After we finished framing, we roughed in electrical, plumbing, and mechanical, followed by insulation and drywall.

Next, the walls were sheathed with
zip system and we installed roof decking in preparation for shingles. Neighborhood requirements did not allow traditional asphalt roofing shingles, so we put down a synthetic slate roof (CertainTeed Symphony Slate) in Colonial Gray. After installing the doors and windows, we started laying the brick.
For this home, we used a basic boral brick, nothing too fancy because we were painting over it. After a fresh coat of paint and soffit/fascia detail, we completed the exterior trim and the house was ready to put up downspouts and gutters. After passing all inspections on the interior, we finished drywall and prepped it for interior trim and paint.
