12 Questions to Ask a Custom Home Builder

Building a new home from the ground up is arguably the biggest investment you’ll make in your life. You want the process to go as quickly and cost-effectively as possible BUT you also want to make sure that everything you want in your new home is included.
To make this happen, interview several potential new home builders and ask them the following questions.
- How long have you been in business? Where are you licensed and insured?
- How do you compare with other builders in the area? What standard features and options do you include that makes you different from everyone else?
- How many homes have you built? How many of those constructions have been similar to my project? Do you have references from other buyers?
- What is the worst problem you ever encountered when building a custom home and how did you solve it?
- What is the timeline? What could delay the schedule? When do you expect the home to be finished?
- Can I make changes after construction begins? How do you handle changes to schedules or project specifications?
- Where and how do I pick out my finishes?
- Who is overseeing construction? Whom do I contact if I have questions?
- How often can I visit the site and access the home during construction?
- When and how will you determine the final price of the house?

How will you work with my bank on construction draws, etc.?
- After construction, how do you handle the final inspection and walk-through? What’s the procedure for solving any problems uncovered? What kind of warranty do you offer?
